Project Description:

The project consists of the demolition of an existing 4,124 square foot single family residence and the construction of a new three level 11,933 square foot single family residence and associated site improvements including approximately 2,040 cubic yards of grading (1,210 cubic yards cut/830cubic yards fill) and restoration of all remaining undeveloped areas to native dune habitat.

Issues to be evaluated in the EIR:
Cultural/Historical Resources
Evidence in the record indicates that the residence proposed for demolition may be eligible for listing at the local, state and/or national level.

Biological Resources
-The project site is located within environmentally sensitive dune habitat.

Aesthetics
-The project site is located within the viewshed of 17-Mile Drive and public viewing areas identified in the Del Monte Forest Area Land Use Plan as sensitive.

Required Entitlements
1) Coastal Administrative Permit and Design Approval;

2) Coastal Development Permit for development within 100 feet of environmentally sensitive habitat; development includes restoration of native dune habitat in dunes outside the building area;

3) Coastal Development Permit for development on slopes exceeding 30%; and 4) Coastal Development Permit for ridgeline development.
