            PROJECT LOCATION:  125 CYPRESS WAY, CARMEL & 124 FERN CANYON ROAD, CARMEL Planning Area:  CARMEL AREA LAND USE PERMIT.  Project Planner:  ANNA QUENGA.  Environmental Status:  EXEMPT.  Project Description:  COMBINED DEVELOPMENT PERMIT CONSISTING OF:  1) A COASTAL DEVELOPMENT PERMIT TO ALLOW A LOT LINE ADJUSTMENT BETWEEN TWO LEGAL LOTS OF RECORD CONSISTING OF ONE .417 ACRE PARCEL (ASSESSOR’S PARCEL NUMBER 241-131-019-000) AND ONE .650 ACRE PARCEL (ASSESSOR’S PARCEL NUMBER 241-131-005-000) RESULTING IN ONE LOT OF .442 ACRES (ASSESSOR’S PARCEL NUMBER 241-131-005-000); 2) A COASTAL DEVELOPMENT PERMIT FOR THE REMOVAL OF THREE (3) DESIGN APPROVAL FOR THE CONSTRUCTION OF A NEW 504 SQUARE FOOT DETACHED Carport (MATERIALS AND COLORS TO MATCH THE EXISTING SINGLE FAMILY DWELLING).  THE PROPERTY IS LOCATED AT 125 CYPRESS WAY, CARMEL (ASSESSOR’S PARCEL NUMBER 241-131-005-000), CARMEL HIGHLANDS AREA, COASTAL ZONE. The Recommended Action indicates the staff recommendation at the time the agenda was prepared.  That recommendation does not limit the Subdivision Committee’s alternative actions on any matter before it.
