            Project Planner:  Luis Osorio.  Environmental Status:  Exempt.  Project Description:  Combined Development Permit consisting of: 1) Lot Line Adjustment between two legal lots of record of approximately 3.44 acres (Certificate of Compliance Document No. 2010076167) and 0.37 acres (Certificate of Compliance Document No. 2010076166), resulting in two lots of 2.81 acres (Parcel 2) and 1 acre (Parcel 1); and 2) Administrative Permit and Design Approval to allow the construction of a 6,514 square foot, two‑story single family dwelling including a 5,415 square foot first story, a 1,083 square foot second story with a 128 square foot deck, a 1,020 square foot attached garage, a 1,231 square foot basement, 574 square feet of porches and 472 square feet of sheds; the removal of one 10‑inch Oak tree; and grading (approximately 690 cubic yards of cut and 450 yards of fill to remain on site). The project site is located at 34 Ford Road, east of Carmel Valley Road, Carmel Valley, Carmel Valley Master Plan area.  Recommended Action:  Approve Project

The Recommended Action indicates the staff recommendation at the time the agenda was prepared.  That recommendation does not limit the Planning Commission’s alternative actions on any matter before it.
