Combined Development
Permit consisting of: (1) A Use Permit and General Development
Plan to allow the construction and operation of an undivided interest
Resort Hotel consisting of: A two-story 2,453 square feet sales
and administration building; A two-story 11,719 square foot clubhouse
to include: A lobby/reception area, an owner's lounge, a 30-seat
restaurant/dining room, a 15-seat cantina, a wine room, a library, a
children's game room, theater, restrooms, a kitchen with employee
area, office space, a gym with locker rooms/restrooms, and a spa with
treatment rooms; a one-story 466 square foot valet building; an 807
square foot storage building; a 1,771 square foot pool house with
restrooms; 35 guest units comprising 58,029 square feet to consist of:
16 two-bedroom/two bath units, 2 two-bedroom/two and a half bath
units, 12 three-bedroom/two and a half bath units, 5
three-bedroom/three and a half bath units; (2) a Use Permit for a
water system; (3) a Use Permit for the exterior change or modification
of a historical resource; (4) an Administrative Permit for Development
with a Site Plan Review or "S" Zoning; (5) a Use Permit for
development on slopes exceeding 30%; (6) a Use Permit for the removal
of 41 protected oak trees; (7) a Use Permit for serving alcoholic
beverages within 200 feet of the boundary of a residential district;
(8) Variance to the visitor serving/professional office or "VO" Zoning
District site development standard for height of 35 feet to allow the
lodge building a height of 376"; and (9) Design Approval. The property
is located at 200 Punta Del Monte, Carmel Valley (Assessor's Parcel
